In a joint venture with Urdang Advisors, as advisor for the Rockefeller Foundation, Amerimar Enterprises purchased the first mortgage on this property from the FDIC in 1994. At the time that the mortgage was bought, David Marshall and various partners owned the fee simple interest, allowing Amerimar to gain effective economic control of the property without legal challenges. Immediately following the acquisition of the note, Amerimar moved to renew major leases and stabilize the rent roll at the property. When the seven-story office building was acquired, the surrounding Midtown Cultural district was in decline, but seemed poised for a turnaround. Amerimar took control of the building management and performed a total rehabilitation. After acquiring the property, Amerimar consistently maintained nearly 100% occupancy, supported by the Commonwealth of Massachusetts as a major tenant. Today, a 500-room hotel, the expanding Tufts/New England Medical Center, the restored theater district and Lafayette Corporate Center, another Amerimar project, are among 600 Washington Street's neighbors.
