Amerimar became an owner and manager of Silver Spring Center in January, 1996. Amerimar repositioned the property through a combination of capital improvements, hands-on management and marketing. The capital expenditures included renovation of multi-tenant corridors, creation of ADA-complaint restrooms on all floors, installation of energy efficient lighting, and completion of several other deferred maintenance items. At its low point, the property was 60% vacant. However, with lease amendments and the signing of new and renewed leases totaling 130,000 square feet, the property was stabilized. In fact, the success of the property was cited in several articles on the reemergence of the Silver spring business district. In April of 1997, Silver Spring Centre was sold for a significant profit.
